This is that contractor’s reported project range, not an independently measured Pittsburgh market average or a quote for your house. A small, straightforward roof can differ substantially from a steep roof with hidden decking damage. Get several written bids against the same scope.
What that published range includes
Bella says its example includes removing one shingle layer, synthetic underlayment, ice-and-water protection at the eaves and valleys, flashing, ridge ventilation, and debris removal. Its guide says those houses generally translate to roughly 20–30 roofing squares once roof shape and pitch are considered. Living area is not roof area: a two-story house and a one-story ranch with the same interior square footage need different amounts of roofing.
Use the published example only as a starting point for questions. A bid for a metal roof, extra tear-off layers, complex dormers, several chimneys, extensive plywood replacement, or an unusually steep slope should not be compared directly with the asphalt example. Check which parts of the system are included and whether new flashing is specified in writing.
Compare bids by scope, not just total
